Real Estate Can't Post

Just wondering what if any experience folks here have with real estate videos.
I began offering this service just this year and folks love it.
The thumbnail version is: Agent calls and we schedule the shoot, I’m still “throwing in” value added things like animated floor plans, titles, graphics, VO, those will phase out as freebies as workload increases. We turn the video around in about a day or two and email the agent a link for final approval. More often than not they order a DVD or CD of the video.

My biggest problem is integration, meaning there are a few different user interfaces (service providers) in this market for buyers to search the MLS, I think this is the lynchpin to make it a huge success. Just yesterday I worked out the html formatting that one of the providers needed to incorporate my videos into their java popup "virtual tour" system. Which is great but…. The agent has control over making this connection happen and my experience is that agents aren’t generally tech savvy.

Any input / feedback would be great, I don’t want to re invent the wheel here, but it seems like this is still uncharted water.

Oh here’s an example of what we’re doing if your interested….

I think I understand your question. I would work out a commission or percentage deal with the service provider, which would motivate them to get the realtor to use your link. Does that answer the question?

Send me an email and perhaps I coud help you think this through some more.

Best of luck!

Try this link out www.golookinside.com

It's Mcdonalds video production. It's priced similar to what you're offering... actually, it includes a lot of the same stuff you offer. You only make $100 after all is said and done though, but you only spend about 45 minutes at the location. Plus they deal with the web hosting, script writing, and all that stuff. You show up, shoot it, edit it, and upload it to there site, and get paid a week later. I signed up a while ago, but the company is really just now getting started. I had a talk with the founder earlier this week-- they aren't offering anything in the Seattle area yet (I see from your website and area code you're one of those "Eastsider's" Tongue) because there aren't enough videographer's in the area (only about 25). They had to turn down offering services in this area to a REAL BIG company yet (I can tell you privately in email who that is) because there wouldn't be enough folks for the work. Actually, the founder was begging me to find more photogs around here so they could expand here faster.

Go to my profile and e-mail me if you have more questions.

Mike,

Are you getting a significant number of jobs from GoLookInside?

Interesting, I saw another one of these –can’t remember off the top of my head who it was. Same kind of deal. You shoot and edit they market sell and host.
BUT, both scenarios still require the buyer to surf the golookinside or xvideocompany website. I think the real value is getting the videos incorporated into where the buyers already are looking. And I keep control over my product and pricing.

With this arrangement how married are you to “go look inside”?
Example -I am in negotiations with an agent for a 10 – 15 documentary of the construction and development of a showcase house. Seems like I’d be obligated to one of these companies if I were on board with them, but the call started off as a McDonald’s video. Now were tying in the builder designers architect etc and telling the whole story.

If you sign up with GoLookInside, you'll be required to execute a noncompete agreement, basically saying that you will not do this sort of work on your own or with a competing company.

Sure but if a project evolves out of that 249.95 project -then what? Seems too sticky to me.

Re: [videobear] Real Estate [In reply to] Can't Post

Doug and Mark,

The non-compete basically says you won't work with a similar company... but I'm not aware too many other companies like theirs. They are pretty sticky about what is involved with their videos, one of the biggies being that it's 2-3 minutes, 4 at most. They are also pretty adament of the 45 minutes on location-- after 45 minutes, you start charging overtime (which all goes to you at $25 per 15 minutes) Basically, they don't want to you produce something worth a lot more than what is being paid for. If it turns out this is going to be a bigger project outside of their parameters, like a 10-15 minute documentary you mentioned Mark, then I was told it was fair game and to do it independantly of GoLookInside since it doesn't fall under the parameters of what they do and more importantly because it's more money for you. If in doubt or you have any questions, Skye is really good about getting back to you in her emails in a day or so. I would recommend emailing her if you have any concerns over how "married" to them you are

As for work, I haven't had anything yet... but I was told I wouldn't at first from the beggining. They wanted to test market it in certain areas to make sure this will all work, which they've already done, but they won't open up certain areas unless the feel they have enough photogs signed up to cover the work. We can try and get independent businesses and realtors to sign up, but as far as signing contracts with SuperMegaNationalRealty Corporation, they don't want to bite off more than they can chew, and they've been pretty honest about the fact that in many areas, folks may not get bites until mid summer or early fall.

The big thing for me is that it's not costing me a thing to sign up, so if it turns out to be nothing, it's not like I lost anything.

Oh, and Mark, about voting Republican... at least you guys know how to count your ballots on that side of the mountains, we're still trying to figure out how many people actually voted Laugh

After looking at the material provided by the Golookinside folks, I was left with the impression that they were not the sort of folks I would prefer to work with. My reading of the non-compete is that it is a whole lot tighter than you represented it to be. They seem to ask a lot and offer not much. The only thing that has really impressed me is that the quality of the video they have posted on their site is not generally very high. I doubt that they are they are "world's largest streaming video production company" as they claim on their website. These folks look all hat and no cattle, as they used to say back in Texas.

I checked out the link and doing the real estate videos seems very interesting. Do you eed a special camera or tripod to do a Panarama (sp?) shot? What software do you use for the animated floorplans, graphics, etc? How much are you charging for your services? How are you marketing your services?
