Problem Preparing DVD for Burn in DVDA

Hi all,
I hope someone can help me. I can't seem to get past the 'prepare' stage to burn a DAR project.
It's a one hour and 15 minute video with menu and 20 chapters and DVDA renders it ok, then it goes to the 'prepare' stage and that's when the error comes up and won't let me continue to the burn stage. This has happened at least 4 times now and I need to burn that project. At this point it's stuck in the computer! I started out trying to burn it at 8x, then I tried 4x and now it's down to 1x burn speed, but it won't go to the burn stage at all. It stops before that.
My burner is a new Pioneer DVR-A09XLB. I checked the burner and the system tells me it's working properly. I burned other DAR projects with it that were 30 minutes or less with menus and they went right through without errors. The size of my DAR project with the menus is 4.5gb. It took around 3 hours to render it.
I'm using DVDA 1.0
The video is an avi video I put together in Vegas 4.0, then brought over to DVDA for the menus.
As soon as it gets to the 'prepare' stage after rendering, this error message comes up:
